When should I replace a roof in Raleigh?

​​Thinking it is time to replace your roof? The timing to replace a roof will depend on the type of roofing material that you have installed on the house. For example if you have a metal roof that is 20 years old you shouldn't have to replace it for another 50 years. However if your asphalt shingle roof is 15 years old and However if you have a 20 year shingle roof and it's been 18 years it may be time to look into getting a roof replacement if you notice some of the signs that we will talk about in this article. 
The majority of homes in the Raleigh area are composed of asphalt shingles or some variation. This means that the typical roof for homeowners in this area will be between 25-30 years if the shingle is of good quality quality. Common grade shingles may only last for about 15 years. Each material has a different lifespan and different signs that they need to be replaced. Here are some common signs that may indicate your roof needs to be replaced and installed with a new one
Broken or Curling shingles
Broken and curling shingles are a sign that the roofing materials have begun to compose and break apart. Shingles will only break apart if they are getting near the end of their lifetime expectancy. Broken shingles signify that they are aging and have dried up from the sun, when these shingles become brittle they begin to break and fall from the roof in small pieces during wind and rain storms. Common places you will see broken shingles are in the gutter, driveway and in the yard after wind storms. 
Inspect the roof for bows, dips or valleys
If you have begun to notice a dip in the roof or sections where water keeps building then this may be a sign that the roofs supports and OSB boards are getting weak. A weak roof will not support the weight of all the shingles and can lead to structural problems and leaks over time. When a roof becomes old and worn there will be areas called “valleys” and like mentioned above they allow water to build and sit on top of the roof for days at a time. Valleys on a roof are often the number one spot where a roof will begin to leak.
